The Comparative Market Analysis: This report finds similar local properties, whether sold, or for sale, and determines a reasonable value for the subject property, or your home. Multiple determining factors are considered, including location, home size, lot size, condition, upgrades, views, etc.
While typically, in Southern California, there are not many “apples to apples” comparisons, there are many ways to determine a value, and it’s both a science and an art.

A proper CMA not only gives a reasonable price range for a home, it also sets reasonable expectations for the seller. Appraisers are looking at similar data, and they’ll likely find a similar valuation, which allows a transaction with a loan to proceed smoothly.
